After I move in, will I be dealing with Homefront or the Landlord?
In many cases Homefront are employed as managing agents on the property, making us the Tenants first point of contact regarding any problems they experience in the property. Otherwise the Landlord becomes the first point of contact.
When can I expect the return of my deposit?
If at the end of the Tenancy Homefront are holding a deposit, we will endeavour to return this, or the balance after dilapidation's as expeditiously as possible, although a minimum of 7 working days is customary. Tenants should be aware that we have to follow a strict procedure before the deposit can be returned.
Do I have to pay Stamp Duty?
A Government stamp duty rate of 1% is payable on annual rental amounts that exceed €19,032. A fixed charge of €12.50 is also payable on the counterpart. Both amounts are payable by tenants on date of commencement of Lease.
Do I need to arrange insurance?
Tenants are responsible for their own contents insurance. It is the landlords responsibility to have sufficient buildings insurance to cover both tenant and landlord but your own belongings must be insured separately. We can recommend a local agent where insurance quotes for tenant's contents can be obtained.
TV Licence?
The television licence applies to the occupier not the property, so a licence should be purchased from your local post office.
Are pets allowed in a property?
Acceptance of pets is entirely at the discretion of each individual landlord but generally speaking it is unlikely that pets would be accepted, however Homefront will happily make such requests to Landlords on your behalf.
Do I have to pay refuse charges?
Refuse charges are the responsibility of the occupier and therefore apportioned for Lease term.
