In order to secure accommodation through Homefront the following procedures must be complied with prior to moving into your new home -
- All Tenants registering with Homefront must complete a Tenant Registration Form and provide proof of Identification e.g. a copy of Driving Licence or Passport and two character references from an employer and previous landlord. A bank reference should also be submitted. Our office will follow up any written references with a verbal reference check. You may also be required to furnish a guarantee in respect of your obligations under the Letting Agreement.
- All Tenants must sign a Letting Agreement prior to collecting keys to the premises and being granted possession.
- All Tenants must sign a Letting Agreement and pay one month's rent and one month's security deposit, in advance, before collection of keys. In some cases a higher deposit may be requested.
- Where Tenants are in receipt of Social Welfare payments a written confirmation is required from social welfare offices authorizing deposits and payments. This letter must specify the amount and the place at which the payments are to be made. Tenants are responsible for paying any shortfall in the deposit together with one month's rent in advance.
- Tenants must remain in occupation and continue to discharge their rental liability for the full duration of the term of the Letting Agreement. Deposits will not be returned if a tenant terminates the Letting Agreement and the Landlord reserves the right to pursue a Tenant in respect of unpaid rent for the remainder of the term of the Letting Agreement.
- Tenants are prohibited from painting, wallpapering, putting up borders; hooks or making any structural changes to properties secured through our office. Without prejudice to the landlord's other rights deposits will be withheld in respect of any damage. All properties are inspected by Homefront prior to transfer and every effort is made to ensure that the property is handed over in good order. Unnecessary callouts to our office will be charged back to Tenant.
- All digital/satellite TV/Broadband services and landline phone accounts and the ESB and gas supply and all other utility services must be transferred into the new Tenant's name as a condition of the Lease. Homefront will provide readings/information to facilitate these transfers. Where oil central heating is installed in houses it is the responsibility of the Tenant to co-ordinate the oil supply and not the responsibility of Homefront or the landlord. If not attended to promptly the utilities might be disconnected so it is important to register promptly. In most cases a tenant remains responsible for the council refuse charges during a tenancy and it is your responsibility to register with the local council office.
- The policy at ESB and Bord Gais requires that you set up the a/c by one of four methods:
- By direct debit. You must give them your current bank a/c details then they will set up your a/c to be paid by direct debit. You will be billed every two months.
- Deposit. If you do not wish to pay by standing order, you will be required to give up to E190.00 deposit to set up an a/c. You will be billed every two months.
- Guarantor. You may have to obtain a guarantee from a family member or another person in respect of your liablities. That person will need to have held an a/c for over 2 yrs.
- Existing a/c. If you already have an a/c, you can simply open a new account and change the recipient address.
